The Gallery, the studio within HBA London has transformed the Royal Suite at the InterContinental London Park Lane to have a timeless and elegant style inspired by Queen Elizabeth II. The Gallery has created a suite modelled in part after Her Majesty's acclaimed fashion sense – as seen especially in Cecil Beaton's photographs of her as a young woman. The result blends Art Deco touches with a contemporary interpretation of the opulent finishes found in royal palaces.
Reflective surfaces creatively woven into the interiors increase its sense of spaciousness and luminosity. In the living room, antiqued mirrors border the coved ceiling to create an illusion of height, the coffee and side tables have glazed finishes, and a tufted leather bench is supported by a mirrored base.Flowing directly from here is the dining area, which is highlighted by a glamorous inbuilt cocktail cabinet whose mirrored back panels reflect the colourful liqueurs on its backlit onyx shelves. In addition, a beautiful cocktail trolley has been created expressly for the suite, and a full-height frame in grey lacquered Bolivar veneer holds a television that can viewed from either the living or dining spaces within the open plan. | Will 2013 be a Good Year in Real Estate? Posted: 19 Mar 2013 03:05 AM PDT
I recently spoke with Keller-Williams Real Estate agent Ron Chun Foo regarding how the market has performed in 2012 and where it's headed in 2013. Ask Realtors across the nation and they will tell you that 2012 market was markedly better than that of the previous year. Foo tells us that that the market seems to be stabilizing, a direct result of fewer short sales and foreclosures. "There's less competition among availability of homes, as there are fewer homes on the market," he explains. "People are no longer rushing to sell their homes, and they're not rushing to move into something larger as they have in the past. They're starting to stay put." Many people would like to sell but they simply don't have enough equity in their homes to be able to do so yet. |

Interesting to observe from a variety of standpoints, Casa Viva designed by Gómez de la Torre & Guerrero Arquitectos showcases an inspiring design. The architects stated that this beach house in Playa Gaviotas, Canete, Perú “allows natural light to uncover it, showing different shades based on the time of day and according to the position of the sliding enclosures or the large openings”. Sounds appealing?
From afar, the rectangle-shaped residence inspires tightness and does not reveal the true nature of the interiors. Once inside, a potential visitor is likely to feel overwhelmed by the spacious and bright rooms, typical for a holiday escape: “The spaces of the house work jointly or fully independently, according to the needs of the moment, spread over three levels with autonomy and unfolding chronologically according to the needs of different users. It is a house with rooms that revolve around a large central space with sliding closure located on the lower level, where coverage is made out of aluminum and polycarbonate which graduates the level of incidence of the sun and cross-ventilation”. Have a look and tell us what you think!

Sandwiched between 14 adjacent properties, The Balmain House in Sydney, Australia is the result of the conversion of a workers' cottage. The house was specially designed by Fox Johnston as a series of open and closed spaces, in order to serve as a comfortable modern living space for a young family. A sculpted timber volume floats above the bottom level accommodating the main bedroom, library/gallery and study.
The social areas are located downstairs and are well connected to the outdoor space: “Spatially, we have used the small block to maximize advantage, setting up a dialogue between the garden space and the interior living areas to create the illusion of a bigger site. Each downstairs living room – interior and exterior- borrows space from the other, maximizing volume, light and air“. Sustainable features of the project include recycled building materials, a natural ventilation system and hydronic heating.
